Terms and Conditions

Stugagenten helps companies and other customers with corporate housing, business accommodation and relocation in Sweden. We arrange furnished, move-in ready homes for employees, consultants and project teams, and help property owners let their homes to companies.

Which services are included, for what period and at what price is stated in the quote or agreement that applies to the assignment. How the accommodation itself is provided, for example through a tenancy agreement with the property owner or with Stugagenten as a party, is also stated in the quote or agreement.

An enquiry or quote request through the website is not binding on either party. After your enquiry we will come back to you with a proposal or a quote. An agreement is only formed when you have accepted our quote or signed an agreement, and we have confirmed the assignment.

Quotes are valid for the period stated in the quote. We reserve the right to decline an assignment or a property, for example if we cannot provide suitable housing.

As a customer, you are responsible for:

• Providing accurate and complete information about needs, number of people, period and budget.
• Ensuring that the accommodation is only used by the persons and for the period agreed.
• Taking care of the home and its contents and following the house rules and regulations that apply to the property.
• Compensating for damage caused by the customer's employees or guests beyond normal wear and tear.
• Paying the agreed fees on time.

If you let a property through Stugagenten, you are responsible as property owner for:

• Providing accurate and up-to-date information about the property, including description, amenities and images.
• Having the right to let the property and ensuring that the letting is permitted under law and under any rules from a housing cooperative, landlord or authorities.
• Ensuring that the property meets statutory requirements, for example regarding safety and fire protection, and is in the condition promised.
• Informing us of changes, damage, access restrictions or anything else that affects the letting.
• Holding valid insurance that covers the letting.

Filling in details about a property on the website is an expression of interest and not a binding agreement. An assignment is only formed when we and you have agreed on the terms.

When you, as a property owner, provide images, descriptions and other information about a property, for example through the form on the website, you agree that Stugagenten may use the material for marketing purposes and present the property in a good and professional way. This means, among other things, that we may:

• Publish the property, images and information on stayment.se, including on city pages and in search engines.
• Use the material in our communication and marketing towards companies looking for housing, for example in quotes, emails, presentations and social media.
• Edit the material in a reasonable way, for example crop and compress images, choose a cover image, correct spelling mistakes and shorten or reorganise texts.

The property is only published after we have reviewed it. The approval applies for as long as we market the property. You can withdraw it at any time and ask us to remove the material, and we will then remove it from the website as soon as reasonably possible. Material that has already been sent to customers, for example in a quote, cannot be recalled.

You confirm that you have the right to provide the material, for example that you hold the copyright to the images, and that it does not infringe anyone else's rights. Your contact details are never published on the website.

Prices and payment terms are stated in the quote or agreement. Unless otherwise stated, prices are exclusive of VAT. Payment is made against invoice within the payment term stated. In the event of late payment we are entitled to interest on overdue payments under the Swedish Interest Act and statutory reminder and collection costs.

Rules on cancellation, changes to the period and termination are stated in the quote or agreement. Unless otherwise agreed, changes and cancellations must be made in writing. Periods that have already been confirmed may mean that you are liable for the agreed fee under the agreement.

The customer is responsible for having appropriate insurance for its employees' property. The property owner is responsible for property and home insurance that covers the letting. Stugagenten is not responsible for damage to or loss of property that is not covered by the agreement.

Stugagenten is not liable for indirect damage, such as loss of profit or revenue, loss of data or consequential damage. We are not liable for faults or interruptions at third parties, for example property owners, suppliers or technical services that we do not control.

Stugagenten's total liability for damages in connection with an assignment is limited to the amount Stugagenten has been paid for the assignment in question, unless mandatory law provides otherwise or the damage was caused by gross negligence or intent.

Neither party is liable for failing to fulfil its obligations if this is due to circumstances beyond that party's control, such as natural disaster, war, pandemic, government decisions, strike, widespread power outage or disruption of public communications.

If you are a consumer, the mandatory consumer legislation that applies also applies in addition to these terms. Nothing in these terms limits your statutory rights as a consumer.

We process personal data in accordance with the General Data Protection Regulation (GDPR). Read more in our privacy policy.

We may update these terms. The latest version is always available on the website and applies to new assignments from the date it is published. For ongoing assignments, the terms that were current when the assignment was agreed apply, unless otherwise agreed.

Swedish law applies. Disputes shall primarily be resolved through negotiation between the parties, and secondarily be settled by a Swedish general court. Consumers may also turn to the Swedish National Board for Consumer Disputes (ARN).
